House rules

To ensure all guests have an enjoyable stay, we ask you to read through these rules before your arrival.

Check-in & check-out

Check-in
3:00 PM – 11:00 PM. Please contact us if arriving late.
Check-out
By 11:00 AM. Keys to be returned as instructed.

Late check-in

Need to check in outside normal hours? Contact us in advance and we'll arrange it.

Maximum occupancy

It is not permitted to accommodate more guests than stated at the time of booking. The maximum number of guests is:
The Villa — max 13 guests
6 rooms, one of which has three beds
Per cottage — max 4 guests
Base price for 1–2 guests, supplement for 3–4
More overnight guests than booked and paid for is not permitted and may result in additional charges or eviction.

Swimming pool

1. Hygiene
Shower thoroughly with soap before entering the pool.
Wear clean swimwear — not underwear.
Persons with open wounds, contagious skin conditions or gastrointestinal infections must not use the pool.
Infants must wear approved swim nappies.
Spitting, blowing your nose or any other unhygienic behaviour in or around the pool is not permitted.
2. Safety and behaviour
Children must always be under the active supervision of an adult.
Diving is not permitted.
Running in the pool area is not permitted — slippery floor!
Do not push or hold people under water.
3. Food and drink
Food and drink are not permitted in the pool.
Eating is only permitted in designated areas.
Glass and breakable containers are strictly forbidden throughout the pool area — only plastic or metal is permitted.
4. Cleanliness and order
Tidy up after yourself and dispose of rubbish in the bins provided.
Do not use the pool area as a drying area for towels, clothing or other equipment.
Furniture and pool equipment must be treated with care and returned to its place after use.
5. Pool equipment
Personal equipment such as diving masks, fins and snorkels may be used provided they do not obstruct others.
The glass roof must be pulled over the pool when you are finished.
6. Opening hours and noise
Please respect the opening hours of the pool area.
Be considerate — avoid loud noise or loud music, especially early in the morning and late in the evening.
7. Liability
Swimming is at your own risk.
Breach of these rules may result in removal from or exclusion from the pool area.

Cleaning

End cleaning is always included in the price for the cottages — you do not need to clean before departure. We do however ask you to:
Wash up or place dishes in the dishwasher and start it
Empty rubbish in designated bins
Leave furniture and furnishings in the same condition as on arrival
Take all personal belongings with you
Return keys as instructed

End cleaning included

You do not need to vacuum, mop or clean the toilet and kitchen. We take care of that.

Quiet hours & consideration

We have several accommodation units close to each other and ask all guests to show consideration for neighbours and other guests.
Quiet hours apply from 11:00 PM to 7:00 AM
Music and noise outdoors must be kept at a level that does not disturb neighbours
Parties and events involving disruptive noise are not permitted without prior approval
Please show consideration in shared areas and on pathways

Smoking

Smoking is not permitted indoors in any part of the property — neither in cottages, the villa nor shared areas.
Smoking is permitted outdoors in designated areas
Cigarette ends must be disposed of in designated ashtrays — not on the ground
Smoking indoors will result in a cleaning surcharge of 2 500 SEK

Pets

Please contact us before booking if you wish to bring a pet. Pets are permitted in certain accommodation units by prior arrangement.
Pets must always be kept on a lead in shared areas
Pets must not be left alone in the cottage for extended periods
Any damage or additional cleaning required will be charged to the guest
Pets are not permitted on beds or furniture

Always ask in advance

Let us know when booking that you are bringing a pet — we will confirm whether it is possible in your chosen accommodation.

Damage & liability

The guest is responsible for any damage that occurs during the stay.
Damage must be reported to us immediately — no later than at check-out
Damage to inventory, furniture or property will be charged at cost price
Emma's Villa & Stugor is not responsible for guests' personal belongings
In the event of theft or break-in — contact the police and inform us

Important

If damage is concealed or left unreported, this may result in a claim for compensation at a later date.

Cancellation & changes

Cancellation terms are stated in your booking confirmation. General guidelines:
Cancellations must be made in writing by email to info@emmasvs.se
Cancellation terms and any refund are confirmed in the booking confirmation
In the event of a no-show without notice, the full price will be charged
Changes to booking dates are subject to availability — please contact us

Easter and long weekends

Special cancellation terms may apply during public holidays and long weekends. See your booking confirmation.

Other

Parking is free of charge — one space per accommodation unit, in designated areas
Open fires and barbecues may only be used in designated areas
Waste must be sorted according to instructions on the property
Guests are responsible for closing windows and locking doors when away from the accommodation
Emma's Villa & Stugor reserves the right to cancel or terminate a stay in the event of serious breach of these rules
